Find The Right Home

The key to the home searching process is to know what you are looking for. You’ve created your wish list, gotten pre-approved and chosen your Pilkerton Realtor. Now is the fun part –it’s time to see some houses!

Start Your Search

There are many online places to search for homes — all with pros and cons — but we believe we have the best and most dynamic search engine to locate homes in Middle Tennessee. You can search by street, price range, schools, neighborhood and there is an interactive mapping feature. We can set you up on an automatic e-mail Listing Alert based on your unique criteria and you will automatically receive homes as soon as they hit the market. This allows you to effortlessly monitor the new activity of homes you are looking for.

Take A Look

Even though you can view many details of a home online, it is very important to look at the home in person.  Many things can be different when you actually see it including layout, design, upgrades, workmanship and an experienced realtor can point out many things you may have missed.

Narrow Down Your Choices

After touring several homes, some will appeal to you more than others. Narrow your choices to the top three and tour them again. Look at each one with a more critical eye. Ask yourself how these homes match up with your original wish list.

Time To Make An Offer

You’ve found the place you want to call home so it’s time to make an offer. Once you review the comparables with your REALTOR and get answers to any questions you may have, it’s time to prepare the purchase offer.

Main Components Of A Purchase

  • Offer Price

  • What is included in with the property such as appliances, fixtures, window treatments, etc.

  • Contract contingencies such as financing, appraisal, home inspection

  • Seller concessions — do you want/need the seller to help pay closings costs, give a carpet allowance or other concessions?

  • Earnest money amount

  • Proposed Closing Date

  • Expiration date/time of the offer

Your Pilkerton Realtor will prepare your offer and submit it, along with any other supporting documents and disclosures, to the seller or seller’s agent and will negotiate on your behalf for the home.  Most of the time, you can expect to negotiate back and forth with the seller until you come to terms that everyone can agree on.
